It's no surprise that like everywhere else in the country, sales in Fearrington and in the Chapel Hill/Pittsboro area are down from previous years. Fearrington has been hit especially hard because so many home buyers moving to Fearrington come from other parts of the country where the housing market is even more challenging, making it hard for them to sell their own homes.

In 2010, we have a six to eight-month supply of homes on the market in Fearrington, making this more of a buyer's market than in previous years. Home buyers are extremely particular, and it is more important than ever that a home show well in order to attract the eye of today's buyer. At Lynn Hayes Properties, we stage every listing so that it shows to its best advantage, and yours.

While buyers of homes in Fearrington have historically been retired or empty nesters, over the past few years big improvements in the Chatham County school system have changed the market profile of home buyers for Fearrington. Woods Charter School, located just a few minutes away in nearby Briar Chapel, has a 91.3% graduation rate and ranked in the top ten on SAT scores in North Carolina. The brand new Margaret Pollard middle school will open this winter, also in the Briar Chapel location. And Northwood High School, serving the Fearrington area, was recently named a School of Distinction for 2010 and made Newsweek's list of the top high schools in America.

Better schools mean a bigger market for homes in Fearrington, which will help to facilitate sales when the market turns around and home buyers venture out again to find their new home.
